| Mixed-Use: Multi-Family Residential & Commercial Retail | Apartments |

909 E. Broad Street, Athens, GA

 

This mixed-use apartment and retail building was my first project as Project Manager at Gary Coursey. The building is located in Athens, Georgia and the client was Perennial Properties. It contains approximately 250,000 SF- retail comprising 7500 SF and residential accounts for the remainder. The project also included a large precast parking deck that was designed in collaboration with Metromont. I was brought on to the project during the schematic site planning phase, at which point the overall building footprint had been defined. I worked with the client to define requirements for retail square footage, # of apartments, unit mix, and amenities and started laying out the spaces and developing them as we worked through the details. 

One interesting thing about this project is the very large grade change between the Willow Street side of the property and the lot line side. We were able to utilized this to create lofted units at ground level overlooking the river. We worked very closely with the structural engineer to create a retaining wall that was approximately 16' high and over 700' long. This allowed us to mitigate the grade difference so that we could have units on the street level and have nice courtyards on the opposite side. 

I continued to work on this project through completion in December of 2008. I conducted site visits, attended contractor meetings, reviewed shop drawings, answered RFI's, and selected materials as needed for Construction Administration. The project was completed on time and in budget.
