The Clermont Hotel was originally built in 1924 as an apartment building. In 1939, the building was converted into a hotel. The health department shut down the hotel in 2009.
The building is comprised of 8 stories, 3 of which are below street level. Renovation of the 65,000 SF historic hotel will include 94 boutique hotel rooms, a restaurant, lobby bar, and rooftop bar. The Clermont Lounge will continue as a tenant of the hotel building, but few renovations will take place in their space.
The project design is a collaboration between Gamble + Gamble architects, Hirsch Bedner Associates, and Reunion Goods & Services. The interior design teams are responsible for the space planning and interior design for the hotel rooms, restaurant, and bars. Our responsibility is to coordinate all of the input from the interior designers, engineers, and historic consultant and to complete all remaining spaces.
My role was project manager. Working with principle architect Lee Ann Gamble, I attended all project coordination meetings with the client, interior designers, consultants, and engineers. I produced and coordinated drawing sets, specifications, and details; attended city meetings; performed code research; and managed interns. The project required us to go through the SAP- Beltline, SUP, Variance, and Rezoning processes.
The Clermont Hotel site and building are very complex. Some of the issues are:
- the project is in the Beltline Overlay District, but the existing site conditions are difficult to bring up to standard
- there is a large grade change on site
- a 100 year old storm pipe runs through the site, 30 feet below the street level
- the historic building wasn't designed to meet current structural load requirements, especially in assembly spaces
- the existing building doesn't meet current standards for energy or life safety requirements
